Window Sash Repairs

Make sure to check the sashes of your windows regularly for damage, mildew, and mold. By catching these problems early, you can save money on future repairs.

The sash is the interior framing that can be moved vertically either up or down in windows that open. This article will teach you how to perform simple sash repairs.

Weather Stripping

Wood window sashes provide the classic look to your home. When properly maintained, they will last for many years. However, they can be damaged or degrade as time passes due to exposure to elements and wear and tear. Sash repair specialists can restore windows to their original state and maintain their appearance much longer than replacement windows.

The first step in repair sash windows is to address weather stripping, which can be found on both the sash as well as the frame. It could cause drafts if damaged or is loose. To fix it, start by determining the brand of your window and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its width and height so that you can locate replacement weather stripping to match.

Then, you can remove the sash from the holder and place it on a flat surface to allow you to reach all four sides. If your sash is double glazed window repairs-hung, you'll also need to take off the weights and their accompanying ropes that should have fallen into the intended pocket in the jamb liner. After removing the sash with the utility knife, you can remove the old weather stripping by hand or with a putty knife.

When the sash is clean it is time to replace the parting stops. These are long pieces that split the sashes. Pam prefers the standard 1/2-inch by 3/4 inch window trimming from the lumberyard. However, you could substitute a scrap piece of wood.

After removing the parting stops and trimming them to the desired length then apply a thin layer of glazing compound to the bottom of the sash. Smooth it out using your putty knife and let it dry for a minimum of a day. When it's completely dried then apply a top coat of acrylic latex paint. This will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds the window sashes can wear out over time and with use. This could result in windows or doors that is difficult to open or close. It's good to know that replacing and repair of this hardware is typically straightforward and cost-effective. If you're having trouble opening a sash spray some lubricant into the jamb channel. Then, slide the sash out to see if it resolves the problem. If not, the problem is likely with the sash balance, and you'll need to take out the sash in order to access the hardware.

The ideal situation is for window sashes to swing open and closed with minimal effort but this can be an issue when the weights wear out or if the sash meeting rail isn't properly glazed. This issue can be caused by a number of reasons, such as the lack of maintenance or the wrong weight rating for a particular window sash.

If the hinge arms on the window begin to move, this can cause the sash drag, and then eventually to hit the frame in the opposite corner (Photo 1). To correct the issue, make sure that the sash is in the proper position within the frame's opening and take it off. If the sash was screwed onto the hinge arm, take it off the hinge and replace it. (Photo 2). Next, install the new sash (Photo 3).

Due to hinges that are sagging, and a general lack in energy efficiency, windows that are old particularly those in older homes, can be difficult to open and close. In many cases just a few easy fixes can allow these windows to operate smoothly once more and save homeowners money on energy bills.

To complete these repairs to sash it is essential to have all the tools needed before you begin. Mark the location of the hinge channel on the frame (Photo 1) using pencil. This will help you to place the channel in the proper location after you've completed. Remove the sash, and remove all the hardware, including the parting beads, cords, and chains that help to hold the sash. The nozzle shield of the heat gun and a medium setting will soften any putty that has been hardened. Remove the old sash and put it in a bag with a label.

Sash Weights

If your window sash repairs are to replace a broken cord or to keep your windows functioning by replacing worn out sash weights will improve sash operation and cut down on energy consumption. Sash weights are made of iron or lead cylindricals that are contained in a hidden cavity and are connected via ropes to the moveable window sash. They provide counterbalance, allowing the upvc window repair to be closed and opened without the use of electrical or mechanical devices. The sash weights are often neglected or ignored by homeowners and turned into scrap when they break; therefore, you may need to find replacements.

It is difficult to recover the sash-weight that fell from the cavity, so you'll need to find one that fits correctly. You will also require a fresh piece of string, a length sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Older windows made of wood are joined by mortise and tenon joints. Pin punch and hammer can be used to cut off the wood pegs holding the components together. Sashes that were made later in the century utilized glue instead of pegs and can be separated by cutting through the glue line using the help of a knife, and then tapping the mortised area loose with mallets.

After the sash is removed then you can take out the stopper on the sash and get access to the weight pocket. This is usually done through tiny holes in the bottom of each jamb. The hole is then covered with an access panel of wood that can be cut off so that you can view the inside of the frame.

After you have the sash stopped and the access panel removed, you will be able to take off the old sash weight and replace it with the new. Once the new weight is in place you can tie a string around it and then thread it through the pulley of the sash. Then attach the string to the frame, but leave a few inches of string protruding from the head to allow for future adjustments.

Sash Cords

In the majority of old double-hung windows, a chain or cord is affixed to the weights. This supports and keeps the sashes of the jamb in a balanced manner. As time passes, these cords may break, making it difficult to raise the window. A new sash cord will restore the ability to move the sash up and down and will keep it in its place when it is opened.

The first step in replacing sash cords is to find and remove the access panels within the jambs. These are usually screwed or nailed into and must be removed. It is possible to remove them using a hammer or chisel, however, it is best to lay out dust sheets before beginning any work.

After you have removed the access panel, you can begin to work on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. It is essential to take your time as they're often placed in a wedge or nail. If the sash is in place, remove the mortise and tenon joints using pin punch and hammer or screwdriver, and then take out the wood pegs that are on each component. It should now be possible to move the sash around without difficulty, though it may require oil if it feels stiff.

With the sash open With the sash in an open position, company measure the sash chain or cord to extend from the pulley in the top of the jamb to the sash slot at the bottom. Cut the cord or chain and fix it as described in Step 6 above. You can use a hammer and screws or nails, however nails are less likely to cause damage.

If you don't have a kit that replaces the old counterbalance system it's recommended to keep the original weights for balancing in place. It's cheap to purchase these from salvage shops for architectural purposes and they will be easy to install once you've got the sash opened. Depending on the size of your window one or two sashweights could be needed to keep it open.
