Window Sash Repairs

Sashes for windows must be checked regularly for mold, mildew, and damage. You can save future repair costs by catching problems in the early stages, before they get out of hand.

The sash is an interior framing that can be moved vertically either up or down in windows that are open. This article will show you how to perform several simple sash repair.

Weather Stripping

Wood window sashes give a classic aesthetic to your home. If properly maintained, they can last for a long time. However, they can become damaged or degraded with time due to exposure and normal wear. Sash repair specialists can restore windows back to their original condition and maintain their appearance longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which can be found on both the sash and frame. It can cause drafts if worn out or loose. Begin by identifying the window's brand and the date of manufacture for the glass (etched on the corner of the glass or on the aluminum spacers between panes). Then, take the sash off and mark its width and height to find new weather stripping that matches.

Then, take it off and set it on a table so you can access all four sides. If your sash was double-hung, remove the weights with their ropes that should have fallen into the pocket inside the jamb lining. Once you've removed the sash, use a utility knife to cut off the weather stripping from the corners. Then, take it off by hand or using a putty knife.

Once the sash has been cleared, you can replace the stoppers that separate the two sashes. These are long pieces of wood that separate the two sashes. Pam likes to replace them with standard 1/2-inch-by - 3/4-inch upvc window repair trim from the lumberyard, but you can also use scrap wood.

After removing the parting stops and cutting them to the desired length and thickness, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty knife and let it dry for at least a day. When the putty is fully dried it is possible to apply a topcoat of acrylic. This will protect the putty and give your sash a new appearance.

Sash Hardware

The hardware that supports window sashes susceptible to wear and tear from time and usage, and the result can be a window or door that isn't able to open or close easily. Old windows, especially those in older houses, can be difficult to open and close, due to sagging hinges and an overall lack of energy efficiency. Many times, a few simple fixes can make these windows operate smoothly and help homeowners save money on energy costs.

To complete these repairs to the sash, it's important to have all of the necessary tools lined up before you begin. Begin by marking the position of the hinge channel on the frame with a pencil (Photo 1). This will allow you to position the channel in the proper location after you've completed. Take the sash off and take out all the hardware, including the parting beads, cords, and chains that hold the sash in place. Heat gun with nozzle shield and a medium setting will soften any hardened putty. Take off the old sash and place it in a labelled bag.

Sash Weights

Whether your window sash repairs are to replace a broken cord or to keep your windows functioning by replacing worn out weights for sash will improve its operation and reduce the energy cost. Sash weights are heavy lead or iron cylinders, which are enclosed in a concealed cavity and linked to the moveable window sash using a rope. These weights act as counterbalances, allowing you to open and shut the window without the need for mechanical or electrical devices. If they fail, sashweights are often ignored or disabled by homeowners.

It is difficult to recover the sash-weight that fell from the cavity, so you'll need to find one that fits properly. You will also require a new piece of string, a length sashcord and a few sashpulleys to secure the new weights to the cord.

Older windows made of wood are joined using mortise and tenon joints. The wood pegs holding the components together can be removed with a pin punch and hammer. The majority of them are large on one side, and smaller on the other. It is important to remove first the smaller diameter sides. Later sashes made use of glue instead of pins. They can be cut with a knife and mallets.

A new sash cord can restore the ability to move the sash upwards and downwards and keep it in place when opened.

The first step in replacing cords for sash is to locate and remove the access panels within the jambs. They are usually screwed or nailed in and must be removed. You may be able to use a hammer or chisel to prise them off however, it is always best to lay down dust sheets prior to starting any work.

After removing the access panel, you are able to begin to work on the sash. Utilize a flat bar, or chisel, to pry the tiny partsing beads out of their grooves. It is essential to be patient, as these are often placed in a wedge or nail. If the sash remains in place, pull the mortise-and-tenon joints out with a hammer or screwdriver, then remove each wood peg. It should now be possible to move the sash around without difficulty, though it may require lubrication if it feels stiff.

Determine the length of sash chain/sash cord needed to reach the sash slot at the bottom, and the pulley at the top of the jamb. Cut the cord/chain and then fix it as described in Step 6 above. You can employ a hammer and screws or Window Repairs nails, but nails are less likely to cause damage.

If you don't have a kit that replaces the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. They're not expensive and are easy to install if you purchase them from salvage shops for window repairs architectural use. Depending on the size and shape of your window, you might need to install one or two sashweights to keep it open.
