Window Sash Repairs

Regularly inspect the window sashes for any damage, mildew and mold. By catching these problems early you can save money on future repairs.

The sash is the interior frame that is vertically moved either up or down in windows that open. This article will teach you how to carry out a few simple sash repair upvc windows.

Weather Stripping

Wood window sashes give an elegant look to your home and, when properly maintained, they will last for many years. However, they can be damaged or degraded over time due to exposure or normal wear and tear. Fortunately, sash repair specialists can restore your windows back to their original condition and keep them looking great for longer than replacement windows.

Weather stripping is the primary thing to address when repairing sash windows. It's located on both the frame and sash. If it's worn or loose, out, it can cause drafts and other problems. To fix it, begin by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its size and width so that you can get replacement weather stripping that matches.

Then, remove the sash from its holder and place it on flat surfaces to allow you to access all four sides. If your sash is double-hung, you'll also need to remove the weights and the ropes that go with them which should have slipped into the intended pocket in the jamb liner. After removing the sash with the utility knife, take off the old weather stripping by hand or using a putty blade.

After the sash has been cleared, you can replace the parting stops. These are long pieces that separate the sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trimming from the lumberyard. However, you could substitute for a scrap piece of lumber.

After removing the stoppers for parting and trimming them to your desired length, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty tool and let it dry at least a day. After it has fully dried, apply a top coat of acrylic latex paint. This will help protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds the window sashes can wear out over time and use. This could result in windows or doors that is difficult to open or close. It's a good idea to know that replacing and repair of this hardware is typically easy and affordable. If you're having trouble opening a sash spray some grease into the jamb channel. Then slide the sash up and open to see if this resolves the issue. If the problem persists, it is most likely to be due to the sash's balance. You'll need to take off the window sash in order to get access to this part of the hardware.

Window sashes should open and close without much effort. However, this can be a challenge if the weights have been worn out or the sash connecting rail isn't covered with. This issue can be caused by a variety of things, such as insufficient maintenance or the wrong weight rating for the specific sash.

If the hinge arms of a window are beginning to lose their elasticity, this could cause the sash's to drag and eventually strike the frame in the corner opposite the hinge arm (Photo 1). To correct the issue ensure that the sash is centered in the frame's opening and take it off. If the sash was fixed to the hinge arm, remove the hinge and replace it. (Photo 2). Next, install the new Sash window Repair (Photo 3).

Because of sagging hinges and a general lack of energy efficiency, windows that are old, especially those in older homes, can be difficult to open and close. In most instances, a few easy repairs can turn these windows into smooth operation for the first time and save the homeowner money on energy bills.

To complete these repairs to the sash it is important to have all of the necessary tools lined up before you begin. Begin by marking the position of the hinge channel on the frame with pencil (Photo 1). This will allow you to get the channel back into place correctly when you're finished. Then, remove the sash, and then remove the hardware including the parting beads (Photo 2) and the cords or chains that hold it in place. A hot gun with nozzle shield and a medium setting will soften any putty that has been hardened. Remove the old sash and keep it in a bag labeled.

Sash Weights

If your window sash repairs are to replace a broken cord or just to keep the windows functional and functional, replacing worn-out sash weights will improve sash operation and reduce energy consumption. Sash weights are heavy lead or iron cylinders enclosed in a hidden cavity and attached to the movable window sash using a rope. They function as counterbalances and allow you to open and close the window without having to use mechanical or electrical devices. The sash weights are usually disregarded or disabled by homeowners and then turned into scrap when they fail; therefore, you may need to find replacements.

It's difficult to retrieve the sash-weight that fell from the cavity, so you'll need to find one that fits correctly. You will also require a new piece string, a length of sashcord and a few sashpulleys to secure the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join older wood windows. Hammers and pins can be used to remove the wood pegs holding the parts together. The majority of them have an enormous diameter on one side and a smaller size on the other side, so it is crucial to take out the smaller-diameter ones first. Later sashes utilized glue instead of pins. They can be separated by using a knife and a mallet.

Once the sash is freed, you can remove the sash stop and gain access to the weight pocket. Usually it is done by drilling a hole near the bottom of each jamb. This hole is covered with an unfinished wooden panel that can be removed to reveal the inside workings.

When the sash has been shut off and the access panel is removed, you can remove the old weight and replace it. After the new weight is installed, tie a string to it and thread it through the pulley for the sash. Then, attach the string to your boxed frame. Leave a few inches of space at the head of the string for future adjustments.

Sash Cords

In the majority of old double-hung windows the chain or cord is attached to the weights. This keeps the sashes within the jamb in a balanced manner. Over time these cords can break, making it difficult to raise the window. A new sash cord will give you the ability to move the sash upwards and downwards and hold it in place when opened.

The first step in replacing cords for sash is to locate and remove the access panels in the jambs. They are usually screwed or nailed in and require removal. It is possible to remove them with a hammer or chisel, however, it is best to lay out dust sheets before starting any work.

After removing the access panel, you can begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. These are often wedged in or nailed, but they can be removed and it's worth your time here. If the sash remains in place, pry the mortise-and tenon joints with a hammer or screwdriver, then remove each wood peg. The sash should be able move around freely now, however it may need some lubrication in order to feel less stiff.

Measure the length of sash cord/chain required to reach the sash slot at the bottom from the pulley at the top of the jamb. Cut the cord or chain and then secure it in Step 6 above. You can use either a hammer, nails or screws. However nails are less likely to cause damage.

It is recommended to keep the original weights if you have purchased a kit that will replace the old counterbalance. It's not too expensive to purchase them from a salvage store and they'll be easy to install once you've got the sash open. Depending on the size of your window one or two sash weights might be required to keep it in an open position.
