Window Sash Repairs

Regularly inspect the window sashes for signs of damage, mildew and mold. By catching these problems early, you can save money on repairs in the future.

The sash is the internal frame that is vertically moved upwards or downwards in windows that open. This article will show you how to perform several simple repairs to sash.

Weather Stripping

Wood window sashes add a classic aesthetic to your home. If properly maintained, they will last for a long time. They can, however, get damaged or deteriorated over time due to exposure or normal wear. Fortunately, sash repair specialists can restore your windows to their original condition and maintain their appearance for longer than replacement windows.

The first step to sash window repairs is addressing weather stripping, which can be found on both the sash as well as the frame. It could cause drafts if worn out or loose. Start by identifying the window brand and the glass manufacturer's date (etched on the glass's corner, or the aluminum spacers between panes). Remove the sash, and mark its width and height so that you can get new weather stripping that is compatible with the original.

Then, remove the sash and place it on a table to allow access to all four sides. If the sash is double-hung, take out the weights with their ropes that should fall into the pocket inside the jamb lining. Once you've taken the sash off, use a utility knife to cut away the weather stripping that was formerly in place at the corners, then take it off by hand or using a putty blade.

Once the sash is clear, you can replace the parting stops. These are long pieces that divide the sashes. Pam likes to replace these with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard. However, you could also use scrap wood.

After removing the parting stop and trimming it to length, apply a thin coat of glazing compound over the bottom of the sash. Smooth it out using your putty knife, then let it dry for at least a few days. After it has fully dried, apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that holds window sashes is susceptible to wear and tear due to the wear and tear of use and the result could be a window or door that isn't able to open or window repairs close easily. The good thing is that fixing and replacing this hardware is usually very simple and cost-effective. If you're having difficulty opening the sash, spray some grease into the jamb channel. Then slide the sash open to see if that fixes the issue. If not, the problem is likely to be with the sash balance and you'll need to take out the sash to access the hardware.

The ideal situation is for window repair sashes to be able to open and close without effort, but this is a difficult task if the weights become worn or if the sash's meeting rail isn't properly coated. This problem can be caused by a variety of factors, including insufficient maintenance or the wrong weight rating for the particular window sash.

If the hinge arms of a window are starting to lose their elasticity, this could cause the sash to drag and eventually hit the frame in the corner that's opposite the hinge arm (Photo 1). To fix the problem, make sure that the sash is centered in the frame opening and then take it off. If the sash has been attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Next, install the new sash (Photo 3).

Due to hinges that are sagging, and a general lack in energy efficiency, windows that are old especially in older homes, may be difficult to open and close. In most instances, a few minor repairs can turn these windows into smooth operators for the first time and save the homeowner cash on energy costs.

To complete these repairs to the sash, it's important to have all the tools needed before you begin. Mark the location of the hinge channel on the frame (Photo 1) with pencil. This will help you to put the channel in the right place when you are finished. Remove the sash and take out all the hardware including the parting beads cords, chains, and cords that hold the sash in place. Soften any hardened putty with a heat gun set to medium and equipped with a nozzle shield. Remove the old sash and store it in a labeled bag.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash and reduce energy costs. Sash weights are composed of iron or lead cylinders that are enclosed in a concealed cavity and attached by ropes to the movable window sash. These weights function as counterbalances, allowing you to open and shut the window without the need for mechanical or electrical devices. If they fail, sashweights are often ignored or disabled by homeowners.

A sash weight that has fallen out of the cavity is difficult to get back, so you will want to find a replacement that fits correctly. You will also need an additional piece of string, a length the sash cord, as well as some sash pulleys to tie the new sash weights the sash cord.

Mortise and Tenon joints can be used to join windows made of older wood. Hammers and pins can be used to remove the wood pegs holding the parts together. The majority of them have an enormous diameter on one side and a smaller size on the other, so it is crucial to take out the smaller-diameter ones first. Sashes that were made later in the century used glue instead of pegs and can be separated by cutting through the glue line using an instrument, and then tapping the mortised area loose using mallets.

After the sash is removed, you can take off the sash stops and access the pockets for weights. This is usually done via tiny holes at the bottom of each jamb. The hole is surrounded by a wooden panel that can be removed to reveal the inner workings.

After the sash has been stopped and the access panel is removed, you are able to remove the weight you used and replace it. Be sure to weigh the sash prior to you do this, as the old weights could be different sizes than the one you need. Once the new weight is installed, run a string through the sash pulling mechanism. Then, you can nail the string to the frame, leaving a few inches of string sticking out from the head for future adjustment.

Sash Cords

The majority of double-hung windows with a history include a chain or cord attached to the weights which supports and keeps the sashes balanced in the jamb. Over time these cords can break, making it difficult to raise the window. A new sash cable will give you the ability to move and lower the sash, window repairs and keep it in position when opened.

The first step in replacing sash cords is to locate and remove the access panels in the jambs. They are typically screwed or nailed into and must be removed. You might be able to employ a hammer and chisel to remove them, but it's always better to lay down dust sheets prior to starting any work.

After removing the access panel, you are able to begin to work on the sash. Make the small parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. These are often wedged in or nailed in, but they can be snipped out, so it's worth taking your time. If the sash is still in place, break the mortise-and-tenon joints out with a screwdriver or hammer, then remove each wood peg. The sash should be able move freely now, but it may require some lubrication to feel less stiff.

Determine the length of sash cord/chain required to reach the sash slot at the bottom, and the pulley located at the top of the jamb. Cut the cord or chain and secure it as in Step 6 above. You can either employ a hammer, nail or screws, but nails are less likely to cause damage.

It's best to leave the weights that came with the original counterbalance unless you've purchased a kit that will replace the counterbalance that was previously installed. It's cheap to purchase them from a salvage store and they'll be simple to install once you've got the sash opened. Based on the size of your window, one or two sash weights may be needed to keep it open.
